- Do I need an account?
- No. Stuga opens straight into the app. Your rental data lives on your iPhone and syncs to your own iCloud so it's on your iPad too.
- Does it connect to my bank?
- No, and that is deliberate. You log an expense when you pay it, or let a fixed cost like the mortgage post itself each month. Nothing needs read access to your accounts.
- How does it read my lease?
- It reads the PDF's text layer, and falls back to on-device OCR for scans and photos. Then it pulls out rent, deposit, dates, notice period and the policy clauses. Everything it finds is editable, and it shows you what it found rather than hiding it.
- Is my lease uploaded anywhere?
- Reading it isn't. That pipeline runs on your device, with no server involved, and it is what fills in the lease when you first drop the PDF in. Files sync through your own iCloud, or to a co-landlord you invite. The assistant is the one exception, and it is opt-in: if you ask it about a document, that document's text goes with the question.
- What does the assistant send off my device?
- Your question, and a summary of the property, lease, tenant, reminders and expense totals it needs to answer — around a page of text. Nothing is sent until you ask, your files and photos stay where they are, Anthropic (who run the model) don't train on it, and Stuga keeps no copy of your conversations on its server. You can hide your tenant's name from it, or switch it off entirely, in Settings.
- Can the assistant change my data?
- No. It has read access and nothing more. When it wants to add a reminder, log an expense or send a message, it hands you a card showing exactly what it proposes, and nothing happens until you tap it. Accepting opens the normal Add Reminder or Add Expense screen, so you see the whole thing before it saves.
- Is Stuga still useful without the AI?
- Yes — it's the same app. The dashboard, the lease reading, the reminders, the receipts and the tax export all work with the assistant switched off, and it ships switched off.
- What does my accountant get?
- One .zip: a one-page PDF summary, a CSV of every transaction, and a folder of the original receipts. Mortgage payments are split into interest and principal so the deductible total is defensible.
- Can I add more than one property?
- Yes. Add as many as you own and switch between them from the top of any screen. Each one keeps its own lease, expenses and reminders.
